Newly opened and immaculately maintained, you'll find find everything you need to make the most of student life. Scape is the landlord and we make sure our Canada Water residence is one of the safest student housing options around. You'll be surrounded by quaint waterways and parks, but still less than 20-minutes from top universities and attractions in London.

To make life easy, your room at Scape comes with superfast WiFi, all bills inlcuded and around-the-clock reception support. You'll also have access to a fully-equipped 24/7 gym, cinema, outdoor terrace, multi-sports court, mini-golf course, library, study spaces and more. Feel free to use our laundry room at a small fee. Your mail and packages can be delivered to reception and tracked on the Scape app for ease.

University halls aren't for everyone. Shared bathrooms, late-night resi parties, noisy flatmates and minimal amenities can make it difficult to enjoy your own space and maintain a tidy place. Rules from the university can sometimes feel restrictive while Scape gives you the freedom and support to find your own feet.

Twin room  

On a tighter budget? Twin rooms are a great choice if you have a friend moving to uni with you. You'll get a dorm-style En Suite room for two people and a kitchen shared with other rooms. You'll each have your own desk, wardrobe and plenty of storage space for all your stuff.

En Suites  

If you want your own bedroom, but are happy to share a kitchen and lounge with friends. Scape Canada Water is made up of mostly En Suite rooms. These come with a comfy double bed, large under bed storage, a fitted wardrobe, study desk and lamp. You'll also have a private ensuite bathroom with a rainfall shower, heated towel rails and mirrored cupboards.

Our En Suite rooms are part of a bigger apartment and are a great option if you're new to the city or want to stay with friends. It's the best way to get the real-deal university experience but with all the added Scape benefits 

Studios  

If you want a bit of privacy in your uni accommodation then we recommend booking a studio room. Each studio has a fitted kitchenette, breakfast bar, study area and smartly hidden storage. As well as everything else you get in an En Suite room. 

Shared apartments  

Our shared apartment options are ideal for booking with a friend. Each resident will get their own bedroom with a desk and plenty of storage. Plus a kitchen, living area and bathroom all shared with one other person. You can either book with a friend or we will pair you up with a flatmate (of the same gender). 

We also have a handful of accessible rooms for wheelchair users. Please contact the Scape sales team to discuss these options.

Yes, we'd love to show you around. You can book a tour here. You'll get a chance to see the rooms you’re interested in, along with our gym, cinema, and state-of-the-art shared spaces. It’s a great way to get a glimpse of what life at Scape is really like.

Voted ‘Student Accommodation of the Year’ in 2019, 2021 and 2024, Scape rooms tend to fill up fast. The best way to guarantee your spot at Canada Water is by booking early. Our rooms are dynamically priced (like flight tickets) so booking in advance also allows you to secure our best rates.

If there’s no current availability, you are welcome to join our waiting list. If a student cancels their booking and a room becomes available, we’ll reach out to everyone on the list, and rooms will be filled on a first-come first-served basis.  

You do not need a guarantor to stay at Scape Canada Water. Booking a room is really quick and easy. As long as you’re over the age of 18 when you move in, you can secure your spot without any extra stress or paperwork. It’s just another way we take the fuss out of moving.  

All our rooms in Scape Canada Water come with a comfy double bed, giving you lots of space to stretch out and relax after a busy day at uni. You just need to bring your own pillow and bedding. There’s large under-bed storage, spacious wardrobes, shelves and drawers for all your belongings.  

Kitchens at Scape Canada Water are fully equipped with a microwave, hob and fridge-freezer so you can whip up a feast. If you need anything extra, Scape has partnered with Unpacked so you can pre-order kitchen, bedding and cleaning essentials to be delivered straight to your room on move-in day. 

The bedroom windows in Scape Canada Water are double glazed to reduce noise from the corridors. We use advanced air circulation systems to maintain a comfortable temperature in rooms, but if the British summer gets too warm, there's air conditioning in the gym and all our communal spaces. 

Yes, Scape provides accommodation purposefully built especially for students. Our thoughtfully designed private student accommodations are managed independently from universities and are exclusive to students over 18.

Plus, you’ll have access to all our communal areas in the building like the gym, cinema and social spaces. There’s a laundry room where you can do your washing and drying for a small fee, and your mail and parcels can be delivered to reception and easily tracked on the Scape app for added convenience. Yes, we respect your independence. You’re welcome to have overnight guests, just be sure to sign them in at reception or on the Scape app on arrival.

Scape Canada Water is a top rated accommodation for students, and books up really quickly.

If it’s your first year, the best time to book your room at Scape is when you’re applying for university. If you don’t meet your grade requirements - or you exceed them and decide to study someplace else - you can cancel your booking free of charge until August 2025 (T&Cs apply).

If you’re already at university, we recommend booking your room as soon as possible so you don't miss out.

You can book your room online right now, it's really easy. Simply click the 'Book this room' button and choose your location, room and floor. You’ll then sign a tenancy contract and make a 2-week upfront payment, which will be deducted from your rent. Once that’s sorted, your booking is confirmed. 

Our rooms get booked up early in the year. If you’re worried you’ll miss out but still need a few days to think about it, you can put a room on hold. Just select your room, create a Scape account and submit your contact details. We’ll take the room off the market and give you up to 72 hours to complete the booking.
