We’re committed to becoming net zero for operational emissions from 2030 and net zero for all emissions by 2050. It’s undoubtedly a big goal, but an important one. Within our published Net Zero Carbon Roadmap, we lay out the precise path we’ll tread to achieve this.

Over 60% of our portfolio has on site renewable technologies. Many are integrated as standard, including solar PV, complementing our 100% renewably sourced electrical supply. Energy stability is key and ensuring we can continue to benefit from renewable sources is paramount. This is why we look at multiple options when procuring our energy from bespoke to market ready contracts.

We have installed localised and centralised monitoring devices in three of our sites which have gas fired heating requirements. These devices allow for heating to be switched off when a room isn’t occupied, allow for temperature control via a central cloud-based platform and forecast energy use.

We’re stepping into a smarter era. Our bespoke smart monitoring system delivers 24/7 real-time temperature, air quality, and noise data across all rooms. This keeps our site teams safe and secure and gives peace of mind to our residents. Further to this, we are improving plant and equipment detection systems to ensure optimal running.

Sustainability is not just a buzzword; it’s our core philosophy. We’ve completed comprehensive climate risk assessments for all new and existing buildings, factoring in physical, transitional, and social risks from acquisition to completion. Future-proofing our assets is non-negotiable. As climate change continues, so will our analysis, so these will be reviewed and refined on a periodical basis.

The sympathetic design of our assets allows for large windows to flood our spaces with natural light. After dark, LED fixtures are powered by smart movement and daylight sensors to keep energy consumption to a minimum.

We have introduced specific building guidelines and design documents to make sure we are tackling embodied carbon from the outset of development, using materials which are not only more resilient to our changing climate but also are produced from efficient construction processes. Recycled concrete, green/low CO₂ steel and lower emissions construction equipment all support our overall mission.

All our locations have dedicated and secured bicycle storage facilities, with some offering electric vehicle charging points too. Close proximity to public transport ensures minimal on-site car parking.

All our buildings feature water-efficient showers, taps and toilets alongside water leak detection and surface water protection measures where required. Among new developments, we are focusing on grey and black water systems, using rainwater as a vital resource.

Landfills are history; we send all general waste to a Waste to Energy facility. Embracing a circular economy is our cultural imperative, and we’ve set audacious targets to make it a reality.

Green spaces flourish across our portfolio, nourishing local ecosystems and delighting our residents. Urban landscapes don’t escape our touch either, with green roofs, planters, and indoor foliage transforming interiors into refreshing havens.
