Yes, a £400 deposit is payable for each room. The full deposit must be paid by the time you check in and is secured by the Deposit Protection Scheme (DPS). You will receive an email confirmation from DPS when the deposit is registered.

The damage deposit is registered with the DPS and covers any damage you may cause to your room; this excludes normal wear and tear. It is refundable at the end of your stay with us and usually received within 28 working days as long as there are no damages or outstanding payments. You will receive an email from DPS confirming when your deposit is ready to be returned.

An advanced payment, equivalent to 14 days of residence fees is due when you make a booking, except for Bloomsbury and Kings Cross properties, where we require an advanced licence fee payment of 28 days. This payment is non-refundable after the cooling off period - see Cancellation. For subsequent payments you have the choice to pay in full or in instalments.

Instalment payments are due on 1st August 2025, 12th Jan 2026 and 13th April 2026.

Your room, access to all our communal spaces, all utility bills (i.e. electricity, water, heating) and Wi–Fi internet (including up to 5 devices), with a speed of 100+Mbps across all sites and 200Mbps for Shoreditch, Hammersmith, Guildford and Kings Cross and 250Mbps at Leeds, Bloomsbury, Wembley and Canada Water included. At Scape Shoreditch, Guildford, and Wembley (shared kitchen and living rooms only) the rooms also come with TVs. The en-suite shared kitchen rooms in Leeds also have a TV.

The following is not included:

• Contents insurance

• Meals

• Laundry

• TV licence (where a TV is provided as part of the room);

• Linen (including bedding and towels); or

• Crockery, cutlery and cooking utensils

We’ve partnered with Unpacked to make your life easier. You can pre-order all your bedding, kitchen and cleaning essentials to be delivered to your door at Scape.

Full time students in the UK don’t have to pay council tax, however you have to provide us with a certificate to show your status as an exempt student. This is particularly strict at Bloomsbury and Kings Cross due to Camden council and so you will need to provide info to the council after you arrive- don’t worry it is easy and we will help you.

For the summer, we will always have some availability at Canada Water. Our brand-new building in Hammersmith will also be available for summer 2025 bookings.

All of our larger properties* have a communal lounge, study areas, on-site gym, cinema/TV room, a communal kitchen, games tables and laundry access. We also have a 24/7 reception team* and CCTV. Some of our properties also have bespoke facilities such as, an all-weather proof sports pitch (Scape Canada Water), courtyard garden (Scape Guildford and Wembley) and roof terraces (Scape Shoreditch & Leeds & Canada Water).

*As a small, boutique building, Scape Kings Cross is not staffed on site and does not have 24/7 security or onsite gym and cinema, however residents have access to the facilities at Scape Bloomsbury.

We know everyone has different tastes when it comes to food, so we leave getting creative in the kitchen up to our residents.

No. Unfortunately, we do not allow pets at Scape. If you need information about living with an assistance animal, please feel free to contact us.

You can find a room using our Find a Room button. Follow the journey and choose your location, room and floor. Everything is done online, it's fast and easy!

We accept most debit and credit cards to confirm a booking, except American Express & UnionPay. Your payment must be completed online as we not able to take payments at our reception desks. For instalments, log into your Scape portal and navigate to the 'My Account' section to make a payment. Alternatively, you can pay via TransferMate, a quick, easy and secure online bank transfer platform for international students. Unfortunately, we do not accept any cheque or cash payments.

To stay at any of our properties you will need to be over 18 when you move in.

Good news, you don’t need a guarantor to book. Securing a room at Scape is hassle-free. As long as you’re over 18 when you move in, you can book your spot without any extra paperwork or fuss. It’s just another way we take the stress out of moving.

An initial advanced payment of 14 days rent is to be made in all properties except Bloomsbury and Kings Cross where this is 28 days. The remainder of your Residence Fees will be split into instalments.

There are also damage deposits to bear in mind. If you have any queries, please do talk to our team before you book.

Yes. You can book a tour by visiting here. Please make sure you receive a tour confirmation before arriving so we can be ready for you.

If you're not in the city right now, we offer virtual tours at most of our locations, too.

Yes. You can move in on the day your contract starts or any day after the start of your contract, we just ask that you select your arrival date on your online portal and let us know if anything changes.

Unfortunately, it is not possible to move in earlier than your start date unless advertised. Please contact the Scape team who can recommend nearby hotels.

Yes, you can. Staying with friends is a great way to get the full university experience, with all the same Scape perks. The best way to make it happen is by booking together. Just reach out to our team at bookings.uk@scape.com and we’ll get it sorted. Don’t forget to check our offers page for any group booking or referral discounts. 

Between the dates of 1st November to 30th June, there is a cooling off period of seven (7) days after the Initial Payment has been made and a Booking Confirmation has been received. Between the dates of 1st July to 31st October, there is a cooling off period of forty eight (48) hours after the Initial Payment has been made and a Booking Confirmation has been received.

A copy of your Residence Agreement can be found within your online portal in the myDocuments section of your Scape Portal.

Rooms at Scape are popular and tend to fill up fast. The best way to guarantee your spot is by booking early. Since our rooms are dynamically priced (like flight tickets), booking ahead also gives you a chance to get our best rates.  

If there’s no current availability, you’re welcome to join our waiting list. If a student cancels their booking and a room becomes available, we’ll reach out to everyone on the waiting list. Rooms will then be filled on a first-come first-served basis.   

Joining our waiting list does not guarantee a room. If a student cancels and a room becomes available, we will then attempt to contact everyone that is on the waiting list. Bookings are made on a first come first served basis.

Scape has accessible rooms in many of our buildings. These rooms are spacious, with bigger bathrooms and plenty of floor space, ideal for wheelchair users but available to anyone who prefers a little more room to move around. If you have specific needs, please reach out to our team at bookings.uk@scape.com.

University halls aren't for everyone. Late-night parties, noisy flatmates, shared bathrooms and limited amenities can make it tough to maintain a tidy space and focus on your studies. University rules can sometimes feel restrictive, whereas Scape gives you the freedom and support to find your own feet. 

On the contrary, Scape offers many perks that are hard to find in university halls or private rentals. You have the flexibility to choose a room type that suits you - and the option to live independently or with friends. Scape also gives you access to a supportive community like nowhere else, with regular events and 24/7 reception to help with anything you need. From Sip & Paint to yoga classes and Halloween parties, there's so much more to Scape. 

Yes. Scape offers private student buildings especially for student living. Our beautifully designed, purpose-built accommodations are managed independently from the universities in your city and are exclusive to students over 18. We welcome students studying at all higher education institutions, providing a comfortable and supportive environment to help you get the most out of your university experience. 

Most Scape rooms are for single occupancy only, however we do have some Twin Rooms at Scape Bloomsbury. Some of our larger studios are available to couples, as long as you are both full time students you just need to contact our Bookings Team to arrange this. Please note when booking a dual occupancy room you will be charged an additional £30 per week.

Please report any maintenance issues via the Scape App. Your problem will be logged and a member of our on-site maintenance team will help resolve the issue as soon as possible.

It is your responsibility to keep your room clean. Vacuum cleaners are provided for you to use, free of charge. We also offer a cleaning service at an additional charge. Please ask at Reception for more details.

Yes, the gyms are totally free and are available to all residents. To use our gyms, students will need to complete a health and safety declaration and waiver. Scape Kings Cross doesn't have a gym but residents are welcome to use the facilities at nearby Scape Bloomsbury.

There is no curfew at Scape, but we do operate 'quiet hours' between 11:00pm and 7:00am. You can access the building 24 hours a day, although you will need to use your key card/flexipass app (Scape Wembley) to enter the building.

You’re welcome to have overnight guests at Scape. You just need to check them in at reception or on the Scape student app when they arrive. We respect your independence. 

There is no car parking available at any Scape sites, but we are very accessible and close to lots of public transport links.

No, you only need to move out of the room at the end of your contract.

Yes, you still have to pay for the duration of your contract even if you are away on holiday.

We have a zero-tolerance policy on smoking in our Scape buildings and in outdoor shared spaces. The site teams will be able to tell you where you can smoke and vape around the Scape building.

All windows are double glazed. We also operate quiet hours in the evening; however some of our properties are in busy places so you may hear some noise from time to time and please bear in mind other students can be a bit noisy sometimes too. Our team can help you if you are experiencing unreasonable noise during quiet hours.

Our buildings are in city locations, and we do advise students to follow general safety precautions. That aside, our team are around 24/7 and buildings are equipped with 24 hour security and reception, we also have CCTV and key fob entry which allows students into the building at night, their corridor and then their room.

There is under-bed storage, wardrobes and drawers in all of the Scape rooms. We do not currently offer any other storage.

Scape Leeds: Leeds train station and bus station are both within a 10 minute walk. There are also loads of bus routes taking you out to Headingly. Leeds University and Leeds Becket are within a 5 minute walk.

Scape Bloomsbury: Russell Square station is a five minute walk from Scape Bloomsbury and gives you access to the Piccadilly line.

Scape Guildford: Is less than a 10 minute walk from Guildford Train Station.

Scape Kings Cross: Kings Cross, Euston and Russell Square train stations are all within a 10 minute walk, giving you access to a range of overground and underground train lines.

Scape Mile End: Mile End Tube Station is just a 5 minute walk away from us which gives you the Central Line, District Line and the Hammersmith and City Line.

Scape Shoreditch: Old Street Tube Station is just around the corner from us and gives you access to the Northern Line.

Scape Wembley: Wembley Park Tube Station is just a 5 minute walk away, with access to the Metropolitan and Jubilee lines meaning quick journey times into central London.

Scape Canada Water: Canada Water Tube Station is just a 5 minute walk away, with access to the Jubilee line and Overground meaning quick journey times into central and south London.

Scape Hammersmith: Baron's Court and Hammersmith Tube Station are both less than a 10 minute walk away with access to the Piccadilly, District, Circle; Hammersmith and City lines– which can get you to central very quickly.

Yes. Once you have a confirmed booking, you can view your invoices, receipts and contract on your portal. These should all serve as a proof of address. If you need additional proof, the Reception team can also provide a signed letter confirming your address.

There is no air conditioning in the rooms but there is in all gyms and communal spaces. Our newest building in Hammersmith has comfort cooling and heating in the rooms. Most of our rooms at other buildings do not have air conditioning in the rooms but there is in all gyms and communal spaces. Some rooms come with window vents and individual temperature controls.

No. You are responsible for your guests, and you must accompany them at all times.

Yes, we offer bicycle storage at each of our locations. Please note, electric bikes and scooters are not permitted on site at any time.

Yes, when you arrive and check in you will be asked to provide photo ID. This can be a driving licence, passport or any form of photo ID that shows your full name and date of birth. We are also required to check your student status. Please have your student ID/proof of acceptance or other relevant documentation to hand.

To check-in smoothly, you should have already made payment before you arrive, get in touch with the team to complete this before you are due to move in. Check-in times are generally Monday-Sunday 2pm-8pm. If we haven't received payment, you will not be able to move in.

When you check in you will be told where in the building you can find our facilities, disposal rooms and other areas. We have virtual tours available at each site. Please Contact Us to view one of our pre-recorded virtual tours.

We also have 360 degree views of our rooms, please visit our location pages to see these.

In the week before your contract end date, you will be asked to organise a room inspection for any damages. Once this is done, you just need to return your keys (room, post box and safe box) to reception and we can check you out, you must speak to us and complete a departure form.

We know that some students may not stay for the whole duration of their contract. But we do need to know that you’ve left so we can say goodbye, complete your inspection and return your deposit without delay. Please let us know if you intend to leave early and complete a departure form at reception before you leave. Please tell us in advance before you leave in time for us to inspect your room.

We always aim to provide an outstanding service to our residents, however we understand that sometimes things can go wrong. If you’re a resident, parent, third party user or are otherwise impacted by our residences then we would like to hear from you so we can put things right.

Your complaint will be handled in the following way:

STEP 1. All complaints should be made in person or via email to the Residence Manager of the building who will be more than happy to help. You will receive a response from a member of the management team within 5 days.

STEP 2. If you are not satisfied with the outcome and wish to escalate your complaint, you should do so in writing by emailing your complaint to info@scape.com.

STEP 3. We will confirm receipt of your complaint within 3 working days.

STEP 4. We will aim to respond fully to your complaint as quickly as possible but it could take up to 4 weeks.

STEP 5. If you are not satisfied with our resolution, you should raise a formal complaint to the National Code, more details can be found on their website www.nationalcode.org.

After this deadline you may cancel your booking up to and including 1st August 2025 by sending an email to bookings.uk@scape.com. In this instance you will forfeit your Initial Payment.

Past this, you are responsible for finding a suitable replacement (a student not already living at the property, who is attending a full time course). Until a suitable replacement is found you are liable for the payments that fall due as part of your Residence Agreement. Once you’ve found a suitable replacement you will have make a £350 payment to cover the administration costs and for us to prepare the room for the new student. We refer students looking for rooms outside of our typical booking periods to this Facebook group.

Sorry you cannot sublet your room. You may cancel your Residence Agreement, as long as you find a suitable student replacement (as defined in the Residence Agreement). Please be aware that you will be liable for any outstanding payments and all reasonable administrative charges incurred in connection with this.

If you are within the cooling off period, you can cancel your booking. Outside of this period, you may be eligible to apply for a refund under one of our flexible policies. More information can be found here: scape.com/en-uk/life/flexi. If you are not eligible then please refer to the above section on cancelling your contract.

This will be returned at the end of your stay. Once you have departed the property, your damage deposit will be processed with the DPS who will email you separately about the return of your deposit. We aim to process all deposits within 28 working days.
